In my area well maintained doublewides on permanent foundations on their own land usually appraise for $100-175k and easily qualify for 30y mortgages.

We got a discussion from the fire inspector about the need to maintain the fire extinguisher via annual inspections (even though it worked) and about the need to inspect the various detectors at least annually.

If its the same dated filter I installed at move out I'll charge the tenant for a service of the unit due to the added strain on the system they caused by not following our lease agreement.With your plumbing situation I would include a lease provision that states tenants are responsible for maintaining all plumbing, excluding root intrusion and the like.
