As I mentioned I’m looking to buy my first property within 9-12 months, mainly because my wife and I have around $15K saved up right now and will probably have around $25K (or more) by next year.

My main proposition to investors on why "I'm the man" is that real estate is my life.

Make sure to listen to all the BP podcasts, read the articles on the main blog and be active in these forums to learn a ton very quickly about any topic in real estate you want to know more about.This is also a great place to meet people that can be assets to your business.

I have a mentor the main thing is to have a team put together: contractors, managers, handymen, agents....that's key!

The main goal is to start small with maybe a 4/5-plex and 1031 my way into complexes with a lot of units over time.

I mainly use it to look up deeds ( mainly looking for the owner ) and trust estates  as well as tax liens.Hope this helps 

The main goal with the investment is to find property in an "A" location that will be low risk (very easy to rent) and sufficiently cash flow positive. 

Mainly West Palm Beach, Jupiter, Palm Beach Gardens, and Stuart. 

Being a college town is great but if that is the main reason for growth...beware.Compare it to a city like San Marcos and Waco is a lot less attractive.

He may be the main culprit in this.
