Hey all,This is not specific to my area but the HOA where few of our units are was wondering of any service/portal where they can send out meetings/alerts/news about the community i.e. water line being shut off....etc.I was thinking we could just use mailchimp or one of the free auto-responder mailing list as they don't want to incur any additional costs, (hoa fees already went up this year) so I am looking for any feedback if you know of.thanks

I want to use them for direct mail. 

Do I skip trace and send them mail, call, visit or all the above?

I have started cold calling and am really enjoying it, especially being cheaper than my previous direct mailings & a much quicker response.

Nathan, credit to you for reminding me of the number 1 deal-breaker/maker in real estate: location. 

I've direct messaged guests I was suspicious of after they booked to remind them parties are not allowed, and still they disrespectfully threw a party.

Bandit signs, mailing letters or post cards, flyers etc. all have costs.

Then I reminded him of the $250/month electric bill with a central air VS the window unit which is far less (according to the neighbors and residents I have talked to).

Also in the book, he always refers to "checks" coming in the mail.
