One thing I didn't do which I should have done before putting in offers in 2023 was to talk to very knowledgeable property management companies (referred to me by other investors), which I did after I closed on 2 homes, sight unseen.

And I am aware of that even if I do get a judgment, that I would hire a collections company that would likely take 40% of anything collected.

I worked as a Vendor for a few of these companies  Lender at the back of the room doing REAL loans to students that wanted to buy rentals  :)

What if no other insurer will provide a new policy, but my lender requires full ongoing coverage, and would treat a naked situation as a default, meaning immediate loan repayment or foreclosure?  

I need an insurance company that is still writing new policies in Southern California.I recently received three no renewal letters from insurers.
