So far have replaced drop ceilings and wood paneling with smooth painted surfaces, replaced brass fixtures and hardware with brushed nickel, installed high efficiency toilets and shower heads.

I'm hoping the experts can help shed some light.

The house is just a year old and I personally cleaned it a week ago (minus a possible light dusting and appliances touch up) there was nothing untouched.

@Jeff Greenberg any cash flow that @Aaron H. makes from his investments will be completely offset by renting which is essentially lighting money on fire. 

Do you have recessed lighting in your apt?

I took nothing lightly.
