One way to look at is that your paying a property management fee of 8-10% to do absolutely nothing but just hope that this is a long term hold because you might have to pay these again to buy something else....correct me if I am wrong.

If you sell now without a 1031, they'll take that new sale price and compare it to your new adjusted basis; the difference is your total gain,  split between long term gain and recaptured depreciation. 

I would also ensure you can even qualify for the cost seg by making sure you either qualify for REPS(real estate professional status) or STR loophole (short term rental loophole)

Talking to my agent, who has three of his own short term rentals in the area, tells me, my calculations are ultra conservative and the numbers do add up for this area.
