Please feel free to share with me your thoughts on this approach.If reached out by a tenant, I would submit them a letter that per the moratorium, a late payment should be "due to a loss of income or substantional medical expenses, caused by COVID19 pandemic."

Every month I would add a little towards back balance. 6 months ago he started charging me 75 extra a month saying that was a late fee for the back balance until it was paid off.

I'm not sure of others on this forum, but off late I have explored some MOOCS such as Udemy for Real Estate education and found the "How to Analyze Multifamily Investment Opportunities" by Simon He "phenomenal" for the price the course was offered ($9.99 a course when those specials are around and they always do).
