Hopefully you did your homework ahead of time on their company, how they operate, and how you may be able to help each other.

@Steve Vaughan - thanks for the feedback...I need to do some more homework on the implications of the deed of trust component and effect on seasoning requirement.

And we can move into a multi family, something I didn’t consider before we had 3 kids, which enables us to pick up more doors.

I would never allow it, ignoring the legal questions, think of the amount of abuse the apartment will take with the extra kids running around. 

I’m sure she’d rather live somewhere easier to maintain, I’d like the financial gain without pure greed, and in the end, the state wouldn’t get her property when she dies (no kids).Thoughts?

They are happy with a 6% return off of  3 million investment to live out the golden years and leave the estate to the kids etc.

When you see the notice of sale in the paper, you can do your homework on the property (if it is decent), but can you easily find it if there are any senior liens to the one being sold?
