Once you get an idea you can start a spread sheet of portfolio lenders in the area and ask lenders at each one about the metrics.The key metrics they will be looking at most likely are DSCR (debt service coverage ratio, usually in the 1.2x range or better), LTV/LTC (loan to value or loan to cost, depending on the project), guarantor support, amortization in the 20 year range plus or minus, and maturities in the 5 year range plus or minus.

So the underwriter looks to see where you are now with ALL sources of income and debt vs where you'll be after the purchase  and applies their maximums appropriately.The brokers I have worked with would not allow the 43% DTI as in your scenario, @Justin R.So the key is to either buy a rental such that it does not send you over the maximums or reduce your other debt or increase your other income until the ratios work.

I live in FL so I know about having to use A\C year round.As you know people mention a brand and price but not model which will ultimately determine the total cost.I was in the exact same situation and due to the rusted coil tubing, and overall condition of the Air Handler decided for a total A\C replacement.Payne is considered "Builders Grade" lowest grade and some A\C guys argue not to install them because it reflects on their reputation when you have problems with the system.Look for the highest seer rated, quietest, best warranty HVAC that is fairly priced.The installer is a HUGE part of the HVAC's life span, along with your regular changing filters, cleaning coils when needed, cleaning drain lines and vacuuming dust out of the Air Handler Cabinet.
