Others enjoy paying for internet leads from one of the thousands of sources in doing so from Facebook ads to Zillow. 

I charge $550 rent for smaller second bedroom and calculate the utilities and divide by 2 for gas (no gas in garage) and 3 for internet, water, electricity since 3 of us use those (me, roommate, garage tenant).

Your best bet is to find someone who is willing to learn and train them ti find properties for you.
