I don't mind paying for their time, but it would be preferred to pay them after the work is done and the property is purchased.

I have a technical background, but have always led teams and have less often been an individual contributor.

@Jason DiClemente This is very true, however, I'd imagine regardless of whether or not she was closing under an entity or as an individual the majority of these loans are going to come with a personal guarantee.

I dont like liars, so would prefer folks to be honest up front if they have or want a dog , support or not. 

No debt (please don't beat me up regarding no use of leverage - I'm an old guy and just don't prefer debt at this point in my life).
