Find a good broker to work with that is already in the MF space and create a partnership with him to source properties for you.

Hi Brandon, not sure if it's the same in Texas, but in California a big part of the definition of a property manager vs a co-host is that a property manager creates lease agreements with their name as the landlord and collects rent from tenants.

This includes schools, neighborhood feel, whether the houses in the neighborhood are well maintained and whether the specific house is one she would want to raise kids in.
