That 75% rule doesn't account for the "hey if we sacrifice that 4th bedroom and make an other bathroom the ARV goes up $50K, as this market/area demands 350K for a 3B 2b house!

Here are my hopefully conservative estimated repairs:New Roof - $8k, Replace all Flooring - $9K, Complete Kitchen Remodel - $10k, Remodel Bathrooms - $8k, Interior Paint - $7k, New AC/Heater - $8k, Exterior Repairs - $1k (it looks good)Total Repair cost is $51KI only have 20K in cash, so I will need to initially purchase it with hard money with an estimated cost of 15k.70 percent rule says at $210K that I should only have about $147K invested in this deal.

Seeing what the market will pay for, what appraisers look at, and what tenants clamor for and seeing how to duplicate that in each successive rehab project gives a better understanding than I could have had simply as an agent.In general, bathrooms and kitchens are what people pay the most for.

Yes, the appraisal issue is a big question.The basic work it needs (without a formal home inspection at this point)... are the following:- Exterior - house either painted or siding- Interior - Full paint, bathrooms updated, kitchen updated (at least new countertops, appliances), kitchen/family room flooring.- The house is on pier and beam.
