I’m debating if I should sell it and invest somewhere else where property taxes aren’t so high and maybe deal with one tenant in a single home.

A property owner has offered to sell a home to a friend in Colorado. 

You can roll it to a self-directed IRA (SDIRA) and buy real estate or privately lend, but you couldn't do that with your personal rental otherwise you would blow your IRA up. 6.5% right now is a great rate...it's lower than what you can get a 30-year fixed owner-occupied home for.

Home passes 4pt but has a few feet of drywall removed in several rooms and the lower kitchen cabinets removed.

My wife and I own a vacation home in Texas and are renting in our primary residence.

Were you targeting a single family home or multi-unit property?

I currently  have a mobile home on land that my dad gave me .

I read their cc&r and the only thing I found that relates to rentals is a line that reads “Property shall be used for residential purposes only”But I’ve reached out to the hoa and was told “Our HOA regulations say single family home which means No vrbo or short term rentals.”I’m getting confused since I’m fairly certain that single family home doesn’t mean what they think it means.
