@Chris Mason That is a bizarre conversation - and just confirms my belief that alot (not all) agents are a half step better than Used car salesman.

I personally went to the house and fixed all the issues and patiently waited for a month and a half before the listing agent would meet with the FHA inspector again to allow him to inspect the property again.

My plan was to live here for a year to year and a half, then buy another duplex to house hack using a conventional loan.

I have probably bough half a dozen deals for $3K or less.

While we were there half rented for $1350 and we could have only paid $300 a month but we acted as if we were renting it as well and put $1350 into the checking account we were paying the mortgage out of.
