The listing had it as a 2/2 with 1300 SQ FT, but in reality, it was a 3/2, with a potential for a 4th bedroom with closer to 1500 SQ FT.  

We have a pretty good cash flow, so the hope would be to pay off the heloc in a reasonable amount of time, then we would be back to the 20%...we're hoping that we actually have closer 25-30% equity, but we won't know for sure until we get the appraisal.

Maybe they have increased and you can sell for 110, or maybe they have decreased and it's worth closer to what they are asking.Don't guess the rents.

Wish we lived closer! 

You are mostly limited to vacant lots and raw land when it comes to the 6 month redemption period and even then, by the time you get the deed from the county you are probably looking at closer to 8 or 9 months, at least in my experience.

I bought a property where the backyard adjoins a lake.The backyard when I bought it was a concrete deck leading from the back of house to the seawall, no grass. 

I'll definitely be keeping @Mandy Sheckles in mind when I get closer to buying something.

Problem is, I am starting to get lots of free info but I don't feel I'm any closer to developing a plan on how to purchase another buy and hold rental property with little or no money down.

People may see a sign in yard and try and get a closer look at the property.

I definitely will practice each listing presentation beforehand especially my closer to get the listing agreement.
