When I am looking for properties I am making sure the county does not have any liens on the public records and I am physically driving by the properties before I purchase the lien.

Do you know if the water and septic are public or private?

@Michael Weis - some lenders will actually get you as much as 80% depending on the loan program and whether it is recourse (i.e. you personally co-sign for the loan to your legal entity) or non-recourse. 

This makes it easier for me and creates a sense of scarcity with potential buyers that can lead to offers.Legally speaking you cannot publicly market a property for sale that you do not own without a real estate license.
