When you say local law, is that at the state level or county level?

I was wondering how everyone else organize their property on the administrative level.

We can hope things cool down over the next year but its hard to say whether prices are going to come down or just stabilize at their new levels.

Obviously depends on what level of investing you are at, but nonetheless…Do you prefer older units that typically will cash flow more, but also have more maintenance, etc. or newer properties that you pay a premium for with less up front cash flow, yet long term upside in reduced maintenance, appreciation, etc.

The basement is above ground, and in the state of TN, basements are counted as livable square in addition to the upper levels.

NoCo has some confusing zoning and occupancy limits and you need to be more focused on a closer level.

Also, if any of you have worked on a recent similar project, could you provide high level estimates on the build cost per home?

For ME (and hopefully at least one other person) allowing myself to accept the idea of being mediocre to be an acceptable person has freed my thinking to expand where I see those top level performers.

If you’re out of state or out of town obviously you must get some sort of boots on the ground on some level to handle certain details.
