Newbie in Colorado looking to househack

I'm new to REI in Northern Colorado.

I'm looking to househack (student housing near college specifically) in Greeley as it's cheaper than Fort Collins and Greeley is currently one of the fastest growing regions in the U.S. (according to some sources).

I've lived with family and have $20k saved specifically for a house, that I hopefully won't have to put much work into.

I have a real estate agent who does some investing and is sending me homes.

And I've got pre-approved for a loan of about $350k

I'm mainly looking for some other investors in the area, and what they've done. And any info for house hacking, and meet ups would be appreciated!

I just needed to connect to this REI community and maybe get some ease from the stress of the "what-ifs", the learning a lot of info, and getting used to analyzing deals.

@Joshua Wuehler That's a great idea, but are you a college student? If you are, then yes, get a group of friends together, give them a great deal and live in a house that pays for itself. 

If you're not a college student and want to do this, I would beware of matchmaking by having a bunch of random college students living together. Dorms are set up for "strangers" per se, a house is difficult to get away from people you don't like. It could work out just fine, it could be a dumpster fire.
