A lot of people on this forum just use graphs/charts/rates that some computer kid fresh outta college developed without questioning them.

I know there have been past posts about this, but some feel outdated and a lot of have “pm me for their contact info” … so I thought I’d start a fresh thread. 

Now maybe those of us who forget to look at the date won't respond to the OP like it was a fresh topic.....not sure who was doing that but just thought I'd mention it :)

This is good and fresh as I got a call this morning from a buyer who wants to move out of a home.First- the home- This is an older 2/2 single wide I bought for $1000 cash.

The term "rent ready" means the house is safe inside and out, clean, fresh paint, clean cabinetry and working appliances, windows are efficient (no drafts), floors are in good shape, etc.

That being said, it has been a breath of fresh air finding BP on the web.

If you're going that route and there is no agent requirement then take the broker's exam right after the agent's exam so it's all fresh in the old brain cells.

I've been teaching this for 10 years and still there are a lot of people from all kinds of educational levels and degrees that have a difficult time absorbing this concept.One reason why I taught it was to keep these calculations fresh in my mind and how it should be used.It really takes a while before it sinks in but it can only sink in until you do a number of comparisons of a diverse group of investment types.Investor Llew
