Conversely, and what people frequently don't think about, is if something you or a child of yours causes an accident or similar situation puts you at liability, then a litigious plaintiff can bring a suit against you and all of your properties held in your name. 

I am surprised at how often more information, frequently critical information, arises from that question.

The deals may be less frequent (as opposed to looking in many markets and/or nationally), but it'll be easier to vet deals as they come, both because you have a more intimate relationship with your team and because you have narrowed your scope/criteria.

For example: if you are trying to market to college students try to place your listing on rental sites where the nearest college frequents (there is likely a Facebook group like that).
