Hi Anita,The issue is at 48 units you may or may not be able to employ a full time repair person for the complex with the gross income that comes in.Buildings at 50,000 a door are generally older buildings that require more maintenance and the demographic of the tenants tend to wear down the properties more and cause repair issues more frequently

I attend networking events around Dallas fairly frequently, along with online marketing including Facebook, Craigslist, MyHouseDeals, and here on bigger pockets.I know that there are plenty of investors out there, and I have had plenty of quality properties recently, so I am just looking for any advice.Thanks in advance everyone, I love biggerpockets and recommend it to everyone in the industry!

If I can't spend a dollar and either make or save more than that dollar down the road, then it's not gonna work.All that being said, we have been using Allure Luxury Vinyl Plank for a number of reasons.It's available at our local Home Depot in lots of varieties for $1.50-1.99 per sqft.It's super-fast to lay with the pressure activated adhesive strips and easy to cut.It's a relatively thick floating floor, so that means no underlayment costs and can go on slab, wood, linoluem, even if the subfloor is a bit uneven, it will flex smoothly.It's ultra-durable.

Hello Account Closed ,One of the most frequent reasons people do not want to invest in real estate vs. other types of investments (stocks, bonds, etc.) is that they do not understand the difference between real estate revenue streams and accumulate and draw-down, which is how other investment types work.

(or mine, which is actually more to the point)   You can legally screen for bad attitude, so I frequently will decline to show on that basis alone.Your biggest issue right now is that very few people (comparatively) are looking for units at this time of year, you are coming up to the holidays by the time you process the application and they give their notice.
