For context, I have a business degree in marketing (not good I know) and work for the biggest single family rental company in the US doing entry level customer service.

In the Midwest, I would say if median sale price for single family homes is 3x median family income then there is no cause for concern.

Still the end buyer family was kicked out and lost all that had been invested in the house.

I have invested my life savings in real estate to earn a living, save for retirement and build wealth for my family.

I bought a multi-family in NJ in May 2023. 

Now if we have elite agent that sell 2 house per month and having 5 rental compare to agent that sell 5 house per month but living in their family basement , that makes difference, especially if their commision is the same. 

With everything getting more expensive, the cost to put together a fundraise will be $10-$20k and if you do not have friends and family you will spend another $10-$20k to market it.
