Mark, not to start a flame war, however I respectfully disagree - Flat paint may touch up well, however I think anyone would be crazy to use a "Flat" sheen in a rental.

Sherry Chen do the test, prove their is no toxic mold present, show it to the tenants, you know they'll disagree, then offer to let them out of the lease at no penalty.

- really examine the neighborhood class and tenant quality- pay attention to the city and town regulations towards rental property- pay close attention to property history,tax,etc.Most PMs are just okay from my experience, but tenant and city could make a huge difference.

Many may disagree, but in the beginning I recommend a team of Me, Myself, and I ... those guys may not be the best in the business, but they work hard and work cheap and once they learn a lot you can promote them to management over the rest of the team, who they will know how to hire having previously filled those positions.

Tim,Attorney Lem Marshall who is Special Counsel for the Virginia Association of Realtors (VAR) would disagree about who benefits from a short sale flip.A few months back Marshall endorsed the short sale flip process and explained the benefits to all parties in a journal for Virginia Realtors.
