The only thing that could, in my little damaged brain logic, make sense that the attorney would be so confident to side-step the noticing, hence the civil rights of equitable (possessory) owners is because of a strong relationship (?)

That could be a much better experience than a "phone drone".We just want the seller, at every step of the way, to feel like they have found the solution to their problem (us), so they will stop searching for other investors (yes, they do that) and engage with us.Think about creating a great experience for the seller.

they get stuck with a sfr in sunny socal walking distance to the beach for a few years. for 99% of my investors, that is a fairly acceptable worse case scenario, it gives them confidence in investing.
