I used $500 as it was a good round number until I figure out how many are single bedroom, 2 bed room, etc as that will effect rent price.

If you can through down any additional fancy seller finance strategy as well that would be great.My criteria: 1) Entering criteria is that I would like to get in with as little money as possible. 2) I want to have a clear exit strategy 3-5 years down the road when the lease option is expired. 3) While holding during the lease option period, I would like to have a positive cash flow to sustain the maintenance and getting paid as I am managing or paying my personnel to oversee it.Your counseling will be highly appreciate.Thanks,

Basically once the listing agreement is in effect, the listing agent is due a commission upon the sale if a buyer is found during the listing period.

ONe can be brought up on ethics charges by the Board of Realtors but it does not have the effect of law.. its more like a  Shamming.But yes having been a RE broker since 1975 and one in 3 states I am constantly taking continuing education and ethics is always a module that we take.

Codes don't make or break new technologies -- new products are tested and proven to meet code every day, but very few are breakthroughs -- and none are breakthroughs because of meeting the code.The other thing I'd mention carries some irony on a site like BP, and that's the power of the real estate market itself, and it's effect on new products.
