It puts me at a bit more ease with my current projects still ongoing and most likely not exiting from said projects for another several months yet.

Should only cost another 1k.That should put a lot of buyers minds at ease.  

@Rob Beardsley They are a cost effective route regardless of attitude to the environment especially in tier 1 markets like CA.

While I cannot replace the knowledge I gained from being in a sales and management environment and the money was good, I would have been much better off in an industry that was tied to my area of interest. 

Also, you're going to want to stay out of some cities that will actually tax the heck out of your business if you're not careful or have ridiculous license fees.There are some cities in Scott County like, Savage and Shakopee that are in a great centralized location with a varied housing stock and reasonable business environment. 

If it can be shown that the home couldn't reasonably be sold for an amount that would satisfy the lien (it's underwater), then the bank could allow the short sale to ease matters on both their books and the borrower.

Now we are extremely nervous that these will change from "pending" to actual "processed" transactions with deposits into our account, as promised by erentpayment.....We have used erentpayment.com for several years, with great ease, success & wonderful customer service.

In today’s environment that has become a lot tougher to do as I see people bidding on assets that the winning bid will provide single digit returns.

I think the time might be better suited closing the deal with a reputable bridge lender on an Interest-Only loan, which itself will ease the DSCR and allow you to get higher leverage now, and then refinancing once you (presumably) get the income up.
