Also, you're going to want to stay out of some cities that will actually tax the heck out of your business if you're not careful or have ridiculous license fees.There are some cities in Scott County like, Savage and Shakopee that are in a great centralized location with a varied housing stock and reasonable business environment

If it can be shown that the home couldn't reasonably be sold for an amount that would satisfy the lien (it's underwater), then the bank could allow the short sale to ease matters on both their books and the borrower.

I think the time might be better suited closing the deal with a reputable bridge lender on an Interest-Only loan, which itself will ease the DSCR and allow you to get higher leverage now, and then refinancing once you (presumably) get the income up.
