I've seen habitual dumpster abusers drive up to our dumpsters, see the newly hung sign, and drive away without dumping....More so than catching the thief, we would rather they not try to steal from us.... of course our methods and no methods are perfect.... but they seem to have been fairly effective....

In regards how much cash flow you can expect, there are a few variables that will drive the result and a few of them would be 1) purchase price 2) monthly rents 3) monthly expenses (i.e. taxes, insurance, utilities, etc).

I agree with @Alex Uman in that you have to drive the areas more than once to know where you want to live and walk and stay.

A work around might be to change drive way to a horseshoe entry.

Sure, you can by why would you want to drive all over the place?

About a 2 min drive to the downtown.

My goal:  Invest in income producing real estate to provide substantial, sustainable, predictable cash flow.  

Small-time HMLs may not require an appraisal but this could be because they will drive out and view the property themselves.
