I currently live there and was wondering about using the house hacking method to convert my 800 sq foot basement into another large bedroom/ in law suite.

I live in a very hot rental market and demand is much higher than supply.My housing authority publishes a chart of what they will pay for the amount of bedroom house that you have.

If an apartment has 2-3 bedrooms..Can you rent out room via Air BNB?

@Bill Brandt   well try to buy an airline ticket or hotel in Hawaii right now.. prices are double 5 years agoand Hawaii can be a good barometer..  

It's been vacant for a few years. no radiators. the plumbing pipe condition unknown.I contacted 3 HVAC contractors. 2 recommeded mini splits. 1 suggests gas heat pump.I found some discussions on BP about mini splits with favorable experience.

I've been investing in Meridian, which is a bedroom community of Boise, since 2008.

In c minus you make it habital not fancy .what are other houses with same bedrooms getting for rent .

If based on multiple methods, still $20k below your purchase prices, then double check your cash flow calculations.
