Way below median and those are renter dominated way above is going to be homeowner dominated and right at the median you go either way.. and pick the right one's your rental can get caught up in an upward momentum instead of way below were your VALUES are only as good as your rent/risk.Lance sorry for jumping in.. but thought it would help.

@Andrew Johnson  one thing I think those that want to use the wholesaler route should realize or be cognizant of is: Just look on BP about how many beginners that have never done a deal have very limited knowledge of real estate let alone rehabbing.. get on here and say hey I am now going to be a wholesaler  LOL So that part of the world is dominated by beginners..

So, unless you are already a high income earner, there is little tax advantage to holding properties in a corporation.The biggest advantage to a corporation comes with size or when you have other players involved.

yes banks has a value.. but landlords in that or many markets will pay no more than the 1% rule especially with a section 8 tenant. so value  is probably realistically 120k ish.. unless you can find owner occs that will live in a renter dominated street which is rare.

easy go to the Trustee sales  get Property Radar subscription and follow the NODS and the sales.. show up and sale and see who walks up and hands the crier 500k cashiers checks.. to buy a foreclosure those are your players.
