So figure your range somewhere between $30K - $35K of taxes.The only way to avoid paying that would be to sell with owner financing where you will still pay the tax but it will be spread over the term of the financing.Or you could do a 1031 exchange and indefinitely defer paying all tax and depreciation recapture.

Just because it looks like a cheap deal, the numbers look good on paper...do your research and make sure it's a solid market with a diverse economy with potential.
