Best MultiFamily Interest Rates for Alabama Properties?

Hi, 

I have excellent credit in the 815/820 range and the lowest rate I've found after going to multiple brokers/lenders (4) is 4.875, which seems high.  I have been a sfh investor for 5 years and have the down payment for the new property covered, and qualify for well more than I plan to spend.  I also keep hearing about other investors from various groups I belong to in other states getting far lower rates, who seem to be similar to me in terms of down payment and credit score.  Does this rate sound competitive?  If not, any suggestions for what I might try next?  I plan to keep looking but have found some attractive deals that I want to move on.
