Where are the people you know investing out of state?

Please let me know if any lenders out there are looking to unload any.

Right now, we’ve been able to keep rooms rented as we turnover the empty ones, but I am having trouble figuring out if this is the best strategy.

If the lease maturity is too far out, enforce the visitor provisions in your lease (mine allows no more than 14 days) and send notice to quit or eviction will be filed. 

Get a written agreement from the neighbor that they'll allow it to stay but it must be moved onto your property if it is every replaced.Talk to the neighbor and see what you can work out.

Would it be better for me to go with cheap windows or is it possible for me to buy windows myself and have somebody install them and just cut out the middle man?

The only time you can somewhat increase the rent is with a tenant moving out (or dying of old age) and you doing a major renovation.

Ok thanks  I finally figured it out, it lists all the HUD homes in the results but shows you a map that none are available GNND in light blue.
