Also, do all creative lenders require 20%-25% down payment?

I was thinking it would be wise to keep my payment as low as possible, but this seems like an opportunity to borrow at a low rate.I am trying to grow my portfolio quickly and I do have another purchase lined up.

I have enough equity in 5 of my properties to put the down payment on the apartment complex I am looking at without any outside help.

Can you extend out your student loan payment to reduce monthly payment?

The Duplex is 80K so the down payment will be 16K which will give you a mortgage of 64K for reserves you'll have to show 2% of 64K which is $1,280.00.

On a purely pre-tax basis my monthly payments to own would be about $5,000 (putting down 20%).

It's hard to find an affordable duplex, townhome or condo that appreciates and someday you WILL want to sell.)In my experience it's best to buy your own home first, live in it awhile as short as 6 months, ( buying it owner occupied for the lowest down payment and best 30year interest rate: do an adjustable ARM, 5 year if you can get it.)
