Reading Robert K, and with your recent loss there is a new currency  I think you will be enjoying- time.  

I have very detailed records over more than a decade and into the triple digits in different tenants so this is not a few bad apples throwing the average off.

To be honest, a decent (does not even need to be superstar) rental agent would know this info pretty accurately (within 100 dollars range in a neighborhood where the rent is around low 4-digit, like 1000-1500 per month)

You can set the combo for between 3 and 7 digits and also have multiple backup codes and override codes and it is pretty easy to change them.  

My contract states that fax, email, and digital signature would be accepted, but I'm not sure if the title company is accepting those methods

As for the Bay RE, local tech industry is doing very well as you can see from the stocks of digital, tech and biotech companies most of which are based in the Bay Area.

With Xero I was dealing with multiple currencies which became a complete nightmare and found a great accountant who sat down and walked me through it.If you find that this is too much work or too difficult you could easily give a bookkeeper a login for you account and they could take over.

When they go MTM or sign new lease I would not give option,I use Erentpayment only, I may give other option to the digitally handicapped.
