That was a stab in the dark.

Almost all lenders are going to want skin in the game especially with a new investor.

I ended up going with a builder - picked a model and all the design and colors and options and got the house i wanted. 

I picked out a paint color to match the dark in the brick but not sure if I like it.

If so, ban tenants with green cars....car color is not a protected class....of course Im being ridiculous but the point is that you can deny someone for ANY reason that is not protected under law.  

The reasons I recall being given up to this point in not being willing to finance me are the following:The building looks scary because of all of the renovations and they don't feel comfortable about getting their money back because they were not sure about my evaluation (the person who I wholesaled it to made more than 100,000$ profit without doing one renovation)On a six plex three different lenders said that it was not profitable and they wanted me to put skin in the game as well in order to feel comfortable (I had an offer accepted at 450k and it had a basement with a nine foot ceiling that had room for two more apartments).  

Don't they also want your skin in the game, 10% or so also?

So, I'm finishing up my rehab on my auction rental and in the basement I have a dark gray plastic shower insert.  

Can anyone give me color on the details of how it works?

Laurie had built her own furniture before, knew how to pick out paint colors and apply them professionally, and even had some experience with plumbing and installing bathroom appliances.
