My bit of advice here might be different to other advice you'll be getting, but here goes: understand why you're doing this first off and actively focus on your customer -- tenants.

Navigate the different precincts...learn the process and assure your paperwork is correct.

Just because one is a licensed broker does NOT mean he automatically owes a homeowner a fiduciary duty.A licensed real estate broker owes a customer (as opposed to a client) "honesty and fair dealing".  

I hired an attorney to help me develop custom lease agreements.

As a GC we have subs we trust but for our fee we are the baby sitters, picture takers, etc and make sure the subs don't go marking up the materials 100-500% like they do for normal customers.

once you start making modifications, it makes sense to pay a few hundred for a custom agreement.
