The regulations say "3 or more" in a rolling 12 month and you have to comply with *RESPA*, you can do "Up to 5" in a rolling 12 month period before you have to be licensed to originate due to *SAFE*, and if you cross define what a "creditor" is and what a "lender" is between Reg X and Reg Z there's argument that Dodd-Frank itself doesn't apply if you have done 5 or fewer in a rolling 12 month period, have less than 1 million in notes in that period, and have done no more than ONE high COST (not higher priced) loan.

There are nice areas in Fullerton and then there are some not so great areas. you may be best off giving the address or cross streets, so that people with experience in the specific neighborhood can give you more insight.

The data is only good if what you are looking at came from the same school dist, same neighborhood, and didnt cross any major roads or bridges.

I've been very interested in the crowdfunding industry over the past few years, and think that BiggerPockets is a natural place for real estate crowdfunding to evolve - lot's of knowledgeable but low net worth investors here on the platform, with the intellect and background to invest, but lacking opportunity.I will be following this thread, and hope to see some great tips and advice.
