Same with the sewer and roof (given it's a 640 Sqft the roof shouldn't be that astronomical of an expense), I understand what you are wanting to do, but there is no need to repair/replace unless it is an immediate concern.

I am working with a guy that is looking to get out of his restaurant/banquet hall due to age and impending health concerns. 

It's obviously worth a try, but the way these people have acted, they don't seem too concerned about being sued (or doing the right thing).

As far as liability is concerned, it depends on the situation.

People have a price range in mind when they tour your house I don't want them to find any negatives or concerns, and I want few wows that make them want to go to top of their range and want to go all in.they don't walk around with a check list going oh I see this add 500 to the offer ohh they have this quality of tile add 1000 to offer. 

Still trying to get my head wrapped certain ideas concerning real estate, but I am always interested in learning more as it seems the best way for me to reach my goals of being able to afford a good sized family and actually spend sometime around them instead of 60 hour work weeks.
