@Jay Orlauski there are alternatives that offer better coverage and higher deductibles, but they are all linked to the same FEMA pricing structure.

Plus it's less expensive than vacant building coverage.

They don't cross over or allow coverage if you go outside what the policy is designed for.

A new quote from the same underwriter increased the quote 3X and they also wanted to eliminate wind coverage (which is unacceptable in a hurricane zone).

I bought a 2 mil policy for the lastest PDX project and it cost me 50k .. its 10 year coverage.

I had reasoned that this market discount somewhat offset the need for comprehensive inspections. 

In Missouri (where I live) there's actually a comprehensive Statewide database of all Court records that's completely free to use.

Term is cheaper and you can have a higher coverage.

I have read numerous threads on the forum and spoken with an attorney and two insurance agents and am still having a tough time determining how to best structure my properties among LLC and personal ownership (and the related umbrella coverages).
