I am sending them a Notice to Quit tomorrow either pay in three days or get out.

My friend continued to pay the mortgage for a few months with what little savings she had, but unfortunately depleted all of her savings before serving them with an eviction notice last summer.

But what I've noticed are two things:1.

Using leverage is the common advice, but how much is up to you.

The next day I served him a 5 day notice (he was trying to avoid me).  

As I was working on cleaning up the yard I noticed the neighbors yard that touches my property has trash (including mattresses, furniture, junk cars, etc.) all over it . 

These people all have the same common interest and there are newbies and seasoned investors alike at these meetups. 

In my own case house prices dropped noticeably; but rents were unchanged-again Silicon Valley. 

Regarding giving notice, it is hard to say with out reading the lease but most leases give either party the ability to terminate the lease with a certain notice. 

However, this is more commonly known as speculating.
