Now I don`t know how they do things in Taxes, but in NYC it`s common thing.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

When they do this, I set aside the appropriate amount for maintenance, capex and taxes and insurance.

They have their processes.I enjoy the tenant screening process, and the annual maintenance inspections and rent collection are manageable. 

I recommend having 10% because there is a high likelihood you will deal with some maintenance issues, possible vacancies, etc.
