In addition to Tim’s ideas above, be sure to have high end furniture- leather couches, modern colors- gray & white, great artwork, plush bath towels, white over-sized comforters, quality sheets.

Does anybody have any suggestions for colors to try that would be practical and appeal to most everyone?

Any color on the below items would also be helpful:-This is a relatively large deal for me so I'm partnering with my friend.

You could also view it as an opportunity to put another type of flooring in if it's valued in your market.Another thing to try (if you have central air) would be to put a deodorizing spray on the air filter and run that for a while, but that may just mask the scent.

Main points we focused on for the flip were: kitchen- matching appliances and clean backsplash with quartz countertopsBathrooms: we tiled bath and shower but actually used same tile and same vanities/lighting so seems that different styles aren't major-original wood floors but first time with contractor that could've done better refinish but think it was major selling point for main floor (used same wood style alternative flooring for kitchen and both baths) then new carpet for basement and spent more for the padding than carpet look/quality, makes huge difference.We used same grey paint color for all walls with clean white trim and baseboard so think those were huge points for immediate offers!

Based on your location I would go with a black colored roof due to more heating season than cooling season.  

So I figured I drive a bright green little spark and a lot of people notice it because of the color and its little.

I would love your input as to what would you do with this house for each of the rooms (bathrooms, kitchen, family room, garage, driveway, sidewalks and patio) please include pictures, colors ideas, and SKU # is a ++.

On this island Hilo town is likely where you want to be...South of here (Puna district) is just too full of colorful characters, not to mention lava potential.Kona side of the Big Island is hard to cash-flow with long-term rentals because real estate is higher there.One idea is to buy an existing airbnb property, and you can use it when you come on vacation.The County of Hawaii has passed a law that disallows new short term rentals, but I'm pretty sure you can acquire one that's already up and running (as long as they've been paying their GE taxes).Good luck,Arla
