Even if I blew up the deal and found something 30k cheaper the mortgage ends up the same with the new interest rates today at the bank being 6.5%.

European non-residents start with 19% income tax (STR's are normally added to your taxable income if you don't provide hotel services during their stay, which is 0 if you don't live there yourself) and can deduct costs, while non-Europeans start with 24% and can not deduct costs.

Outside of say some reasonably priced areas of Europe (and I don't think it would be easy to purchase if you are not a citizen of the EU, but I am not sure) I find real estate as a whole, far cheaper and investor friendly in the US than most places of the world.
