If someone is renting a home from me, I have already ensured I am charging them a price that can cover my mortgage and expenses and still yield a decent profit. 

They might drop the charges or settle for a lower than 1 month rent amount.

If the other buildings on my block are all PM managed at let's say, $800/mo...and they're charging 10%, why not discount my rent a little and have my pick of tenants, plus, they know what the other bldgs are charging, what few vacancies I have are often filled by neighboring bldgs...

Pay particular attention to how much of a deposit you need to provide, to be authorized to bid.Look into the fee structure they site charges and if it is above and beyond your bid price, or included.Download their "sample contract" and go over it...Then...

My current project is being funded mostly by a private lender that isn't charging me interest.

They both make pizza but one has older parts needing constant work and might not cook as many pizzas in an hour.You would need to show a depreciation schedule to the owner for the age of the equipment today versus when it was new and assign a value to it considering it is in working order.If the seller is going to charge you new equipment pricing for old stuff just go buy your own.

So I believe the insurance charging you that much of an increase on your insurance is for unfounded reasons.  

If you are working with a contractor that will do the whole job before asking for money he is probably charging too much.

We just finished developing a parcel with 2 duplexes (1 side by side 2/1.5 and 1 over/under 2/1) and the rents we are charging are more than market rent for a house with the same specs.
