Anyway, the big lesson in the school was always wear the seat belt and if the machine starts to roll, lean toward the center of the steering wheel and hang onto it with both hands for dear life.

It is then cemented over.If there was a spring under the floor or a high water table then bleeder line could be intalled into the center of the floor more to bring away more water but mine did not require that at least at this point.

Previous use: Ford Dealership w/ Gas Station circa 1940s, Ford Service center 1950-60s, then Honda Dealership 70s, and then finally a waterbed store and various antique stores more recently..Bad: Inside - horrible.

Once I've found a way to build a significant portfolio, the dream is to retire early-ish and devote myself to this pursuit full time and perhaps make some more aggressive moves like flipping down the line.My near term goal is to get a deal on a house in, or close to, Center City, that provides me and the wife a place to live for a couple years, the opportunity to fix up, and eventually either convert to a rental or sell (long term flip).

Its nice to have the HOA take care of outside maintenance and provide amenities that I would NEVER want in a SFH like a swimming pool, tennis courts, fitness center or clubhouse.
