My question is, the several customers that went and saw the property said that the price was too high and the kitchen was in really bad shape, which it does need an update being an original kitchen but we put a lot of time cleaning it and painting the kitchen cabinets and walls and putting new lights.I was wondering if we should drop the price after this weekend.

This ranged from the use of tools such as a drill to screw a couple screws in a cabinet to installing new pipes throughout an entire house.

If you are doing electrical or plumbing, work that would require permits, towns typically will let you pull permits as a homeowner, but the work is not held to a lower standard. if you do not know "code" you could end up doing work that then has to be removed. this is why most people will subcontract those issues and then focus on things that do not require permits like painting flooring, maybe installing cabinets or tiles. these things do not cause fires or floods if you mess it up a little. that being said, if you are an experienced plumber or electrician you may be able to do the work. this will all come down to your comfort level and ability

How does one go about doing a small cosmetic rehab (paint walls and cabinets, new vinyl floors)  if the tenants are still occupying the unit?

Total$ Kitchen: 1- install kitchen cabinets including an island.

My current plan is to go “Home Depot fancy”- stock cabinets, cheap granite counters, the cheapest stainless steel appliances I can get at a scratch and dent, vinyl plank flooring (other option is to refinish the hardwoods),and wood look porcelain tile in the baths.
