The buyer will not receive credit under that mortgage, but under the agreement, by showing proof of payments over the period as if they were paying rent.Nick has a good point, I'd love for one of these smooth talker come to me with some speal about doing a deal, there would be hide nailed to a barn door!

Can I act like a bank and do an escrow account to ensure they get paid, or should I keep enough coverage for my mortagage holder, and make them provide me with proof of insurance as part of the note they will have with me?

Nothing like this has ever happened before, so this has definitely been a learning experience.Although I did send a letter 3 months after move in, there is no proof it was sent or when it was written, so not sure that will hold up.I do believe it was the owner's responsibility to do a move in inpsection with us, but I should have insisted.They just wanted out of this house, move to their new home, collect their rent and forget about it.

If you are going to do any variant of an owner finance deal, you need to put a clause in the contract requiring proof that the mortgage is current PRIOR to any money changing hands AND on a monthly basis thereafter with an additional provision enabling you to wrestle control of payment away from the seller in the event they decide to take your money and not pay the mortgage.
