Who are you using to seek advice in the purchase of the property, i.e. broker, lawyer, or going solo?

I was a Realtor and Broker/Owner for 18 + - years so I understand the argument for having a Realtor.

I'll be taking my exam in 4 weeks, do you think I should hang my license with a broker and if so, how do I go about finding an investor friendly broker? 

On a side note: I'm a big fan of time blocking, productivity systems, and practice The ONE Thing methodology.My hubby is working towards getting his real estate license by end of year, and our plan was to work together as a husband-wife team in the short-term and long-term.Most of the advice I've received from my broker and other seasoned agents is that I need to consider going full-time, or I'm at risk of washing out or not reaching my income goals.

I've found a list of brokers on hud.gov, but after reading more on these forums, I realize how important it is to work with someone experienced with FHA and 203k loans. 

It would have to be priced correctly to cover both parties (assuming my biggest take is the lot and a percentage for management and commission that my broker will charge.) 

You are reading a letter from a 61 year old that has about 30 years of experience in construction management and had a real estate broker license in Texas for about 30 years too and my dad had a broker license when I graduated college (with honors) with a business degree that emphasized real estate and he did mostly commercial deals that I learned from.Good luck to you!
