You should be able to tap into 85% CLTV if your DTI allows it 

I’ve been thinking about getting into real estate but have been having a couple concerns before buying my first property. 

What got you to take the leap into investing?

We had a backyard pool decommissioned, (concrete broken up around the pool and dumped into the pool along with several truck loads of waste hauled out and dirt brought in.

q=how+much+income+for+rent&...This is such a basic question and if you can't put the effort into researching the answer - you're highly unlikely to succeed as an investor.

What did you need from them to be able to move into the "house"? 

If the carpet is newer and the ozone machine doesn't 'solve' the 'problem', I'd tell them once again to break the lease.
